Hurworth Capital Partners Limited is a private commercial lending fund providing short-term, asset-backed finance to businesses requiring immediate capital to stabilise, restructure or realise value. Capital preservation is our first obligation. We only lend where we can take a first ranking legal charge over real property or other approved fixed assets.

Our security policy
The Fund will only advance finance where it can take a first ranking legal charge over real property (freehold or long leasehold) or other approved fixed assets of the borrowing company.
No unsecured lending.
No second charge lending.
No consumer or personal lending.
Lending criteria
We lend to UK-registered companies that meet our core criteria. Every transaction is assessed on its merits — but all loans must satisfy the following requirements.
UK registered company
The borrower must be a UK-registered legal entity with a clear and verifiable corporate structure.
Clear purpose for the loan
The purpose must be clearly defined — whether commercial rescue, bridging, restructuring or working capital — with a credible rationale.
First charge over real property or fixed assets
All lending is secured by a first ranking legal charge over UK real property (freehold or long leasehold) or other approved fixed assets of the borrowing company.
Independent valuation
An independent RICS-qualified valuation is required on all security. We do not rely on borrower-provided estimates.
Exit strategy in place
A credible, documented exit strategy must be in place — whether refinance, asset sale or business event — before drawdown.
Experienced management
The borrowing company must be led by an experienced management team with a demonstrable track record.
Strong legal structure
The transaction must be supported by a robust legal structure, reviewed by independent solicitors.
Ability to service interest
The borrower must demonstrate the ability to service interest payments throughout the loan term, or agree to rolled interest arrangements.

Independent solicitors and RICS valuers are instructed. We manage this process efficiently to minimise delay.
Drawdown
Once legal and valuation conditions are satisfied, funds are drawn down. We aim to complete within 2–4 weeks of initial enquiry.
